The mortgage side usually works. The state loan repayment side is written around physicians, and a dentist should not plan around either Tennessee programme without checking.

The mortgage side

Physician portfolio programmes are generally written to include dentists alongside physicians, and the mechanics are the same ones on the rest of this site: qualify on a signed contract, up to 150 days before the start date, with programme-specific treatment of student debt.

The exact credential list is the lender's and it changes, so we do not publish one. Send the credential and we will tell you. Why no list.

★★ The programmes are the part to check

Tennessee's two loan repayment programmes are not written for dentists in the way the mortgage is.

ProgrammePublished eligibility
★ Family Medicine Incentive, $200,000★★ family medicine residents in a Tennessee family medicine residency programme
★★ TSLRP, $50,000★★ list names dentists: DDS or DMD, general practice and paediatrics, at an HPSA site

★ The family medicine incentive is unambiguous: it names a physician specialty. A dentist is not in it.

★ TSLRP is the one to ask about. "Qualified primary care practitioners" is the Department of Health's phrase, and whether a particular dental role falls inside it is the Department's determination, not ours. We are not going to guess on a programme's eligibility, and a dentist reading this should ask the Department directly rather than take a lender's reading of their rules.

★ The thing dentists bring that physicians often do not

Practice acquisition or build-out debt.

That is a commercial obligation sitting alongside the personal file, and it behaves differently from student debt in underwriting. If you are buying a practice and a house in the same year, tell us in the first conversation rather than the third. The sequence matters and we would rather plan it than react to it.

Frequently asked questions

Can a dentist get a physician mortgage in Tennessee?

Usually yes. Physician portfolio programmes are commonly written to include DDS and DMD credentials alongside physicians, with the same mechanics: qualifying on a signed contract up to 150 days before the start date. The exact credential list is a lender term that changes, so confirm it on your file.

Can a dentist get Tennessee's $200,000 family medicine loan repayment?

No. That incentive is restricted to residents in a Tennessee family medicine residency programme, which names a physician specialty. A dentist is outside its published eligibility.

Is a dentist eligible for TSLRP?

Yes, in principle. The Department's eligible-practitioner list explicitly names dentists holding a DDS or DMD in general practice or paediatrics. Eligibility still depends on the practice site sitting in a federally designated Health Professional Shortage Area, on the service obligation, on funding availability and on the Department's approval, and awards are limited to one provider per site and three per health care system per year.

How does practice acquisition debt affect a dentist's mortgage?

It is a commercial obligation that sits alongside the personal file and behaves differently from student debt in underwriting. If you are buying a practice and a home in the same year, raise it in the first conversation so the sequence can be planned.
