★ Knoxville went up while Nashville went down

$364,988, up 2.0% year over year through August 2026. Nashville, at $452,186, fell 0.6% over the same twelve months.

So the cheaper market gained and the dearer one lost. For a physician weighing a UT Medical Center or Covenant Health offer against a Nashville one, that is worth knowing, even though neither move is large enough to decide anything on its own. Every metro.

★ The limit here is the baseline, and that is fine

Knox County is not among Tennessee's 14 high-cost counties. The 2026 one-unit conforming limit is $832,750.

At a typical value of $364,988, that limit is more than twice the typical house. It will not bind on an ordinary Knoxville purchase, and it would take a purchase well above anything typical for this market to come near it.
