A dentist draws $140,000. A physician draws $100,000. Dental is the single largest award Tennessee offers, by $40,000.
★ There is a reason, and the Department states it. The Healthy Smiles Loan Repayment Program, previously administered by the Tennessee Center for Healthcare Workforce Development, "is transitioning to the Tennessee State Loan Repayment Program." The Department says the consolidation lets dentists and dental hygienists "receive support through a unified, state-managed process and helps relieve the tax burden."
★★ So dental is not an afterthought bolted onto a physician programme. A separate dental programme was folded in, and it brought the largest number in the table with it. What that means for a dentist buying a house.
★★ And the spread that will catch people: psychiatry
Physician (MD/DO): $100,000. Psychiatrist (MD/DO): $20,000.
Same credential in the parentheses. Five times apart.
★★ This is the single most expensive misreading available on this page. A psychiatrist who sees "physician" and a six-figure number, and plans a relocation around it, is out by $80,000. The award follows the discipline line you apply under, not the letters after your name.
★ We are not going to speculate about why psychiatry sits where it does. We are telling you to find your own row before you do any arithmetic, and to confirm it with the Department.
★★ The renewal structure is gone
Verbatim from the Department: "The former one-year continuation option has been discontinued. All participants must now reapply under the standard two-year award cycle to promote consistency and simplify program administration."
★★ If you have read that TSLRP pays an initial award and then keeps paying a smaller annual amount to recipients in good standing, that was the old scheme. It is the structure the Department's own archived announcement still describes, and it is the structure most third-party summaries still repeat. It no longer operates.
★ What replaces it: one flat-rate maximum per discipline for a two-year commitment, and you reapply through the ordinary cycle if you want another.
★★ The cycle, and why "first-come" changes your behaviour

★★ That last line is the operative one. This is not a cycle where everything is scored at the close and the strongest applications win. Funds run out, and applications are taken in order. Submitting on 12 October and submitting on 11 December are not the same act, even with an identical file.

★ The site test is the part a lender cannot answer for you, and it is checkable: the Department points applicants at the federal HRSA data tool. Confirm the specific address before you plan around an award.
★★ A correction we are making in public
An earlier version of this page described TSLRP as paying $50,000 for an initial two-year obligation and then up to $20,000 a year in continued awards.
That was the programme as the Department's revised announcement PDF described it, and we quoted that PDF accurately. It was also already out of date when we published, because the Department had restructured the programme on its own landing page on 7 October 2026 and we read the PDF rather than the page.
★★ Leaving that visible is deliberate. The old structure is still what the archived PDF says and still what most coverage repeats, so a reader arriving with the $50,000 figure in mind needs to be told plainly that it has been replaced, and by what.
★ One more programme, mentioned because it is easy to miss
The Department also runs an Optometry and Ophthalmology Loan Repayment Program, a separate two-year scheme for optometrists and ophthalmologists practising in designated-shortage counties and HPSAs. We did not study its terms, and we are naming it rather than describing it.
What it means for a mortgage
A $100,000 or $140,000 flat-rate award over two years is a serious change to a debt trajectory. It does not reduce the balance an underwriter sees on the day you apply, it is capped at your loan balance, and it depends on funds still being available when your application is reviewed.
